Rural gems in Scotland have always been vigorously sought after to the extent that pre 2008 there was always the odd example of idyllic hideaways selling for up to double the guide price. The average rural property in those days sold for between 15% - 30% over the asking price.
Indeed, in Scotland it has always been customary to pay a premium with the actual amount being dependent on market conditions and the level of interest being shown in the property.
In the current conditions it should come as no surprise that these ‘premiums’ have become much less common but for the best of the bunch – those that secure their privacy and command glorious views over water – there is still evidence of demand exceeding supply and premiums continuing to be paid.‘Uncertainty’ aptly sums up the current market and it might be a long old road to building up confidence again.
