ViewBell Ingram were approached by NHS Highland to sell a former hospital building in Glencoe – and thanks to a successful sale, the property experts have been brought in to manage the sale of a second NHS Highland property at Bonar Bridge.

Although relatively well known in the residential and rural sales sector, this is the first time the commercial team has worked with public sector buildings and Bell Ingram are hoping that their current success will see them be commissioned for further property sales.

Paul Nicoll heads the commercial team at Bell Ingram’s Oban office and he said: “Bell Ingram has an impressive reputation in the high quality rural and residential markets so it was a natural extension for us to widen our expertise by expanding into new sectors in the commercial property sector.

“Many former public sector buildings remain untouched and unsold for longer periods of time, meaning potentially hundreds of thousands of pound of valuable public assets are being sat on.

“By recognising the unique selling points of each property and marketing it to the right audience, it is possible that these properties can be sold, freeing the assets tied up within them.

“The sale of the former hospital property at Glencoe is an example of how historic properties such as these are in demand and despite the current difficult market condition, it shows that with targeted marketing and appropriately priced properties deals can be achieved.

“Both of the NHS Highland properties boast impressive historical and traditional features and their size and layout, as well as multiple out buildings make them perfect for those looking for a development opportunity.”

The former Glencoe hospital building and grounds was sold by Bell Ingram earlier this year for an undisclosed sum from an asking price of £450,000.

Originally designed and built as a residential mansion in 1896 by renowned architect Rowan Anderson, the property has been given a grade B listing by Historic Scotland and still retains some of its traditional period features.

Similarly the property at Bonar Bridge, formerly Migdale Hospital, offers a host of period features and is currently on the market with Bell Ingram for offers around £350,000.

Set in 1.85 acres of land surrounding some of Scotland’s most beautiful countryside as well as a manicured garden area, featuring lawns and sculpted flower beds, the two story property holds real development potential.

The main building still features the original hospital layout comprising of wards, office spaces and private rooms and its location right in the heart of Bonar Bridge, a thriving local centre, makes it an ideal hotel or hostel investment, as well as being a perfect residential property.
