Situation

Main Street Plot is situated on the north edge of Bankfoot on the B867.   This is a very scenic area of Perthshire close to the River Tay and highly accessible to Perth, Dundee, Edinburgh or Inverness.

There are local services and primary schools in Dunkeld and Bankfoot whilst a wider range of facilities can be found in Perth just 8 miles away.  The local train station is only ten minutes away at Dunkeld which includes the sleeper service to London, whilst Perth Station gives a regular service to Glasgow and Edinburgh.  There is also a regular bus service to Perth.

Outline Planning Permission has been granted (Ref Nos: 11/00174/IPL) for residential development in this semi-rural location on the edge of Bankfoot Village.  The site for development is about 0.96 acre (blue) and has a pleasant south westerly rural aspect with mains water, drainage and electricity close by and access is taken directly off the public road.

The Planning Authority have granted consent based on an application and indicative drawings showing two new houses.  The approval given does not indicate the number of units allowable and this will be for the purchaser to ascertain in due course.

A good area of adjoining amenity land is available separately and this amounts to about 0.46 (pink) acre surrounding Arnprior.  There is a further area of about 3.93 acres (green) of wetland/woodland with the Glenshauch Burn acting as the boundary on two sides.  This is a haven for wildlife which can be accessed in the summer but has a tendency to flood in the winter.
