The steading is of unusual ‘z’ shaped layout and is of traditional stone construction under pitched roof and formerly provided byre accommodation, grain storage and was for general agricultural use. This building is not suited to modern agricultural purposes and it should be noted that care should be taken when accessing the loft areas.
Cattle Court (38.7m x 21.5m)
Adjacent to the steading is a double span modern building of block construction with central feed pass and sliding doors. The roof has partially collapsed due to the weather.

Land
The land which is currently all in grass is divided into a number of small fields which are generally accessed either from the farmyard, from one field to the next or by way of an internal track. The land is classified as Grade 3(2).

The road proposals include provision for re-alignment of the farm access. Planning
Aberdeen City Council planning policies encourage the conversion of redundant vernacular agricultural buildings. Subject to obtaining planning approval, we believe it would be possible to convert the steading for residential use. Prospective purchasers should, however, make their own enquiries directly with the Council.

From Aberdeen take a westerly direction along Union Grove and subsequently Cromwell Road. At the roundabout take the second exit and continue westwards on Seafield Road. At the traffic lights continue westwards on Countesswells Road. At the T junction turn right and follow the road for approximately 1 kilometre, upon passing the Gairnlea Forestry Commission Forest turn right and follow the track past Gairnlea Cottage. Veer left in front of Broomhill Cottage where a Bell Ingram board is displayed. Continue on the track until reaching Gairn Farm.
