LOCATION
Montrose has a population of approximately 16,000 and is located
approximately 30 miles north of Dundee and 40 miles south of
Aberdeen, on the east coast of Scotland. The town is a popular
commercial centre with a variety of national and local industries,
including Glaxo SmithKline among others.
The subjects themselves are located in a predominantly rural area of
Dunninald Mains, which is located approximately 3 miles south-west
of Montrose, off the A92 (the main route between Montrose and

DESCRIPTION
The subjects comprise a semi-detached building which has now been

throughout are of solid concrete, whilst the windows are of timber
double glazed design.
Internally, the subjects have been fully fitted to a high standard,
with heavy duty lino flooring throughout and a variety of fixed
cabinetry and worktop areas. Until recently the subjects traded as a
Laboratory, however with minor alterations the unit would also suit
a variety of uses including office and catering.
In addition to the existing space there is workshop space
immediately adjacent to the property which could be made available
by separate negotiation. Externally, there is a large concrete yard

ACCOMMODATION
We calculate the Net Internal Floor Area of the subjects extends in

RATING ASSESSMENT

currently entered in the Valuation Roll for the current year at Net
and Rateable Value - £3,300. The Unified Business Rate for the

PLANNING
