OTHER USEFUL INFORMATION
The first and second floors are close carpeted as is the library,
television room and office on the ground floor. The rest of the
ground floor is covered in white American oak in the public rooms
and French natural oak in the kitchen and beyond. Great deal of care
has been taken in choosing fine plaster cornices, pilasters and
arches, and neutral colours have been chosen for all the curtains.
The garden has been deliberately kept as simple as possible with low
maintenance in mind and lawns separate the house from an elegant
terrace with steps leading down to a wide grassy path bordered by
clipped Irish yews and a paddock beyond. A part time gardener/
handyman, who lives on the Estate, is available to help with the
garden. Since the photographs were taken the lawns have been turfed
and sown and carpets and curtains fitted.
The house is on a private water supply and the drainage system leads
to a septic tank some distance from the house. The fresh water is
treated by filtration and an ultra violet lamp before entering the
house tanks. The heating system is oil fired and the water can be
heated by a boiler in the plant room or if preferred in summer by
the Heritage stove in the kitchen. Central heating is phased
separately to different parts of the house so that only the rooms in
use need be heated. All the water system is pressurised and the hot
water is stored in four large cylinders with immersion heaters as
backup so that there is ample hot water to fill all the baths at the
same time. Considerable investment has been made on insulating the
house to a very high standard. There are open fires in the Dining
room, Library, Drawing Room and Television Room.
A security alarm system with CCTV cameras and recorder is fitted
along with a fire and smoke alarm. There is an eight extension
business telephone system and the office is wired for fax and
broadband.
SPORTING
Perthshire is famous for its natural beauty and country sports which
are available in abundance. Balthayock lies in an enviable location;
within easy access of major cities including London and also having
so many country pursuits within easy reach. Salmon Fishing can be
organised on the River Tay, arguably Scotland’s finest Salmon River,
just a 30 minute drive away. Trout fishing can also be organised on
numerous picturesque lochs across Perthshire and the surrounding
area. Deer stalking can be arranged on a number of estates such as
Tulchan, Balmoral and Clova all within an hour of Perth, stalking
stags and hinds over rugged and challenging terrain is considered to
be the ultimate country sport. The World championship Golf courses
at St. Andrews are within a 45 minutes drive from Balthayock as well
as Carnoustie and Gleneagles. Skiing is available at Glenshee, which
lies in the mountains above Braemar situated approximately 45
minutes from Perth. Perth Race Course, one of only 6 within
Scotland, stages regular daytime and evening races with Polo during
the summer months, all within a short car drive away. All country
sports can be booked through Bell Ingram’s head office in Perth.
RENT
The house is available for immediate occupation at a rent in the
region of £36,000 per annum. Further outgoings are community charge,
electricity, telephone and contribution to the gardener’s wages.
