>>>Location Map

SITUATION

A wonderful development opportunity in the beautiful countryside above Strathdon. Planning consent has been granted for the conversion of the Mill and Stables at Auchernach to form three houses. In principle consent has also been agreed for an adjacent country house on the site of a former residence which fronts an impressive walled garden. The development is situated in some 12.5 acres (5 hectares) and in principle planning has also been agreed for the Dovecot which is a fascinating and unique building.

The site is secluded and set in the midst of spectacular countryside giving easy access for the Cairngorms and Royal Deeside. Aberdeen Airport is approximately 45 miles and the nearest town is Ballater.

DIRECTIONS

From Aberdeen take the A944 to Alford (27 miles).  Continue for 6 miles turning left on the A97.  After 10 miles turn right on the A944 and Strathdon will be reached after 3 miles.  In the village turn right on a minor road signposted the “Lost Gallery”.  Follow this road and the signposts for approximately 3 miles and the site will be seen on the right.

SERVICES

Private water supply and drainage system (to be installed)  Mains electricity adjacent to the site.

PLANNING CONSENT

Full planning consent was granted by Aberdeenshire Council under reference S010191PF, Listed Building consent reference S010017LB and a Building Warrant reference BA/345/2002 for the conversion of the mill and stables into three dwelling houses.  Consent for the main house will be issued subject to a Section 75 condition requiring repairs to the walls and towers of the walled garden.  We understand that Historic Scotland will support an application for the conversion of the Dovecot.

PRICE
Fixed Price for the Whole £135,000

ENTRY
To be by mutual arrangement.
