SITUATION
Ballinluig lies mid way between Dunkeld and Pitlochry, just
off the A9. The junction off the A9 to the village is
currently being improved and the area is a popular tourist
destination with a number of historic towns and villages in
close proximity.
The village offers basic services whilst Pitlochry and
Dunkeld have a good range of shops and services. The City of
Perth only 23 miles distant offers a greater range of
facilities commensurate with a major regional centre such as
theatre, railway station and shopping centre.
There are schools close by and secondary schooling in
Dunkeld, Aberfeldy or Pitlochry. This part of Highland
Perthshire is considered one of the most scenic parts of
Scotland with any number of outdoor pursuits available
locally such as golf, fishing, hill walking, cycling and
water sports.

DIRECTIONS
From Perth take the A9 north for about 23 miles and turn off
into the village of Ballinluig. Bear left towards the
service station and the entrance to the site is immediately
after the Ballinluig Inn.
DESCRIPTION
An application for the erection of two houses was made in
outline to Perth & Kinross council in 2006 (Ref:
06/01639/OUT). The application was refused by the Council,
but allowed on appeal by The Scottish Executive in May 2007.
A copy of the Appeal Decision (Ref: P/PPA/340/550) together
with the relevant planning conditions can be made available
to interested parties.
The site, to the side and rear of Ballinluig Inn, amounts in
total to about 0.72 acre. The site naturally splits into two
good sized areas with mature trees giving shelter and
privacy and good views to the south and west, particularly
from the southern most site which enjoys an elevated
position.
The vendors would prefer to sell both plots together but
consideration would be given to two separate sales.
