LOCATION

The woodland is situated along the southern shore of Loch Loyne, approximately 9 miles west of Invergarry, just off the Great Glen. Fort William with major road and rail links to the south is only 34 miles away and the city of Inverness with its airport, rail and trunk road connections is 50 miles to the north.


DIRECTIONS

From the A82 Fort William to Inverness road turn west at Invergarry onto the A87, the road to Kyle of Lochalsh and the Isle of Skye. Along this road is the popular view point providing the much photographed views of Loch Garry. After approximately 9 miles the main road enters the property and sweeps round to the north opening up views of Loch Loyne. The woodland is situated either side of the public road at this point, with the majority of the area to the west between the main road and the shores of Loch Loyne. A forest road, with a locked barrier, starts from the public road in a westerly direction at this point, and provides exclusive access to the bothy and the western two thirds of the property.

DESCRIPTION

The property totals almost 750 hectares and is situated on the lower, generally westerly facing slopes of Glen Loyne. Altitude ranges from 230 metres to 240 metres above sea level. Soils are dominated by podzols with local iron pan development and overlain with peat of varying thickness.

The woodland areas were predominantly planted in 1987 and 1988 and comprise principally of Sitka spruce, mostly in self-thinning mixtures combined with lodgepole pine, some Scots pine and larch. Larch, which in total accounts for approximately 15% of the crop, has also been used in pure stands for diversity and significant landscape benefit, particularly adjacent to the public road. Mixed broadleaves have been planted adjacent to the roads and to create native riparian woodland

at strategic points through the property. The balance of the planting was undertaken in 1998 when 21 hectares of Caledonian pine woodland was established.

The balance of the land comprises of unplanted upper slopes, a substantial area of open ground for landscaping and to maintain views from the public road, plus areas of rocky outcrops and other unplantable ground dispersed through the site, breaking up the woodland and providing habitat diversity.

The property contains four very attractive hill lochs ranging in size from approximately 1 hectare to 6 hectares in secluded locations, yet accessible from the internal forest road.

A small, well appointed and maintained bothy is located within the woodland approximately 1800 metres off the public highway within an open setting, adjacent to the forestry road, offering views across the property to Loch Loyne and beyond. The bothy has a floor area of approximately 5 metres by 7 metres, sleeps four and has a simple kitchen, wood and coal burning stove, water tank and a diesel generator in an outbuilding.

WOODLAND GRANT SCHEMES

There are no outstanding grant scheme obligations. There may be opportunities for future grant aided projects when the new Scottish Rural Development Contracts are announced. Refer to the selling agents for further information, however, the sellers can give no warranty as to the availability of such future payments.
 

 

 


FOREST ROAD

A good quality forest road of approximately 3,300 metres has been built relatively centrally through the property as far as Lochan Bad an Losguinn, close to the western boundary. Quarries and burrow pits along the route would provide suitable stone for upgrading and further construction should it be required.


BOUNDARIES
 
The whole forest complex, including other woodlands to the north and east, is enclosed within a ring deer fence. The south eastern A87 crossing is protected with a cattle grid whilst a similar grid along the northern crossing point has temporarily been removed.

The Caledonian pine woodland and minor areas of broadleaves within the property have been independently deer fenced.


SPORTING

Sporting rights are in hand and included in the sale. The sporting potential is one of the main attractions of the property with an excellent combination of woodland and open hill stalking for red, roe and sika deer. An average of between 4 to 10 stags per annum has been achieved in recent years, however, the current owners have not had the opportunity to enjoy the stalking to its full potential.

The unplanted and open hill ground provides plenty of rough shooting opportunities with occasional grouse or black game.

All of the internal hill lochs offer secluded trout fishing with the occasional pike. Four kilometres of loch frontage along Loch Loyne also convey fishing rights on that much larger water body.


COMMUNICATIONS MAST LEASE

A Vodafone telecommunications mast is situated within the property boundary and is subject to a lease until 2012. It can be anticipated that this could be renegotiated for a further period thereafter. The current annual rental is £2,619. A second mast site is not owned.


MINERALS
 
Mineral rights are included, insofar as belonging to the sellers except as provided for by statute.


THIRD PARTY SERVITUDES AND BURDENS
 
The property is sold under the conditions of the Title Deeds subject to all servitude rights, burdens, reservations and wayleaves howsoever constituted.


TAXATION

At present all revenue from timber sales is exempt from income tax. There is no capital gains tax on timber, although there may be a liability on the land. Under the current inheritance tax regime, 100% business property relief should be available on commercial woodlands after two years ownership.
