SITUATION

Millfield House lies on the south western edge of Falkland Village in the Kingdom of Fife, an area steeped in history. The conservation village of Falkland and a former Royal Burgh, lies at the foot of the Lomond Hills.

The village is best known as the location of Falkland Palace built around 1500 for King James IV, and the best example of French-influenced Renaissance architecture in the United Kingdom. The Palace and gardens have now been restored and are looked after by the National Trust for Scotland. It also boasts the most northern Real Tennis Court built for King James V of Scotland in 1539, restored in 1952 under National Trust and now forming the Falkland Palace Royal Tennis Club.

Millfield is highly accessible with the A91 trunk road close by leading to St Andrews and Dundee in the east and Kinross to the west with the M90 giving quick access to Edinburgh or Perth.

There are good local services in Falkland, Strathmiglo or Auchtermuchty, whilst Cupar, Perth and Dundee offer a wider range of shops, recreational and cultural facilities. There are all manner of country pursuits and the area is famous for the game of golf, including the world famous Old Course at St Andrews.

There is a mainline railway station in Perth and the local station a few miles away at Ladybank giving daily access to Edinburgh. Dundee Airport offers daily flights to the City of London whilst Edinburgh Airport has regular flights to most national and international destinations.

 

 

DIRECTIONS

From the south come off the M90 at Junction 8 signed St Andrews (A91). Pass through Gateside and ignore the first turning into Srathmiglo but take the next signed A912 Falkland. On entering Falkland Village turn right into the village centre (signed Palace) past The Cross and into West Port for some 400 yds turning left signed to Leslie and Craigmead and the gates can be seen on the left after about 100 yards.


DESCRIPTION

Millfield House is a substantial and attractive B listed Georgian property which enjoys an ‘edge of village’ location within grounds of about 43 acres. It is thought that the main Georgian element will have been built around 1800 with later mid Victorian additions added around 1880 giving a centre bay, advanced and pedimented, with a Roman Doric column doorpiece. The house in recent years has been used as extra boarding and tutorial accommodation for Falkland House School and would therefore require some modification to restore it to being a comfortable family home once again. The house has been generally well maintained and retains much in the way of original features such as a central circular staircase, open fireplaces, sash and case windows, cornicing and plasterwork and the original timber panelled doors have been carefully stored for future use again. An application for change of use has been submitted together with appropriate drawings to the local authority and these will be available to interested parties in due course.

The immediate policies extend to about 2.89 acres with well established garden ground to the front and sides of the house, comprising mainly rhododendrons, mature trees and lawns. A burn flows through the grounds to the west of the house passing a summer house amongst the trees. To the rear of the house lies the walled garden which is mainly down to grass with some fruit trees and a tall wall on three sides. Incorporated into the garden wall are the stables, a separate garden shed and a good sized garage.

To the south and west are two large grazing paddocks with a bank of woodland in between comprising mainly wonderful old Beech trees, some conifer, oak and ash.
