The land is situated in Street of Monteach, approximately 3
kilometres (2 miles) to the north of the village of Methlick, a
short distance from the junction with the B9170. In the heart of

DIRECTIONS
Travelling from Aberdeen on the A90, take the first turning into
Ellon and follow the signs for Methlick travelling in a westerly
direction on the B9005. Continue through Ythanbank and, on entering
Methlick, follow the B9170 to the north, signposted New Deer. After
approximately 2 miles, turn right into Street of Monteach. The land
is 120m along on the right, immediately after the first house.
DESCRIPTION AND EXTENT
The land extends to 0.6 hectare (1.48 acres) or thereby. It should
be noted that the area highlighted on the plan is for indicative
purposes only. Accessed directly from the public road, the land,
which is presently used for horse grazing, is almost level. The
boundaries are at present undefined. The purchaser will be required
to erect stock proof fencing at their own expense with subsequent
maintenance on a mutual basis.

PLANNING STATUS
The site is zoned in the current Aberdeenshire Local Plan for future
housing development. Part of the area is identified for strategic
landscaping. It is understood that tree planting would meet this
requirement.
Informal discussions with the Local Authority Planning Department in
Ellon have established that an application for housing in keeping
with the style of the neighbouring properties would be viewed
favourably, subject to the usual criteria. No formal applications
have been made relating to the land offered for sale.
It will be a condition of sale that the purchaser must apply for
planning consent within two months of conclusion of missives.
SERVICES
Drainage will be to septic tanks, dependent upon necessary SEPA
approval being granted. Additional land may be available if required
to satisfy planning conditions.
It is understood that the neighbouring properties are served by
private water supplies. Electricity is believed to be nearby.
