SITUATION

Easter Bleaton is set well back off the A93, Blairgowrie to Braemar road, and enjoys an elevated setting looking predominantly south and west but with superb views in all directions. This is a wonderfully scenic area at the southern end of Glenshee giving a high degree of privacy in one of the least disturbed areas of Perthshire.

There is a local hotel, store and post office in Bridge of Cally, whilst Blairgowrie lies some 10 miles to the south and offers a wide variety of shops and services. The Cities of Perth and Dundee are each about 25 miles distant and Edinburgh about 1½ hours drive with its airport offering regular flights to national and international destinations.

There are numerous recreational pursuits close by, such as skiing at Glenshee, hill walking, cycling, fishing on Rivers Blackwater, Ericht, Isla and Tay and many local golf courses and the championship course at Rosemount.

There is a good primary school in Kirkmichael with secondary schooling in Blairgowrie. There is a good range of private schools such as Craigclowan, Kilgraston, Strathallan, Glenalmond and Dundee High School, all close to Perth.

DIRECTIONS

From Perth take the A93 to Blairgowrie and on to Bridge of Cally. After about 4.5 miles staying on the Glenshee road, just past the left turning to Kirkmichael (B950) the entrance to Easter Bleaton is on the right with a bridge over the River Blackwater and a private road leading to the site.

DESCRIPTION

Lot 1

Easter Bleaton development site comprises a range of steading buildings within Glenshee which have full Planning Permission (Ref No: 07/01026/FUL) to convert into 7 dwelling houses. Access is via a private road which crosses the Blackwater over a steel bridge and leads up to the steading and bungalow some 500 metres from the public road in a slightly elevated position enjoying splendid views.

The proposal involves the conversion of the best elements of the buildings and the removal of internal cattle courts to give a more open courtyard development with 7 houses. The houses vary in height from single to double storey and also include an interesting and imaginative conversion of the former grain tower to form a six storey house which acts as a centrepiece to this development, The only new element will be garaging for 14 cars. This part of the site amounts to about 1.5 acres and enjoys dramatic views to the hills in all directions.

Lot 2 – Cherry Tree Cottage

On the south side of the access road is the bungalow which comprises Living Room, Kitchen, WC, 4 Bedrooms and bathroom. The site extends to about 2 acres including garden, grazing and pond and enjoys a wonderful outlook mainly to the south and west.

The house has received a degree of general upgrading including double glazing, central heating, new kitchen and bathroom but it is thought that the new owner may want to demolish the existing property and build a new house in its place, subject to obtaining the necessary consents.
