DIRECTIONS

Take the A96 west from Aberdeen signposted to Inverness. Continue past Inverurie and follow the road to the ‘Oyne Fork’. At this junction bear left onto the B9002 towards Insch and Kennethmont. Continue on this road until the junction with the A97 is reached. Turn left and follow the road to Rhynie. In the centre of the town, take the A941 road on the right leading to Dufftown. Mains of Lesmoir Steading is situated approximately 2 miles along this road on the right hand side.


DESCRIPTION

The steading at Mains of Lesmoir is situated on a self-contained plot, which is easily accessible, yet private.

The steading is of stone construction under slate roofs which are in relatively sound order.

Subject to obtaining planning approval, which is currently being considered by Aberdeenshire Council, the property will be suitable for development into a distinctive arrangement of 3 family dwellings and a separate business unit in a courtyard arrangement.

Each dwelling will be 1½ storeys with the western wing being of 4 bedrooms and the remaining sections forming 3 bedroom dwellings. The business unit will be self-contained and will include separate facilities.

THE PROPERTY


The Steading Buildings consist of a traditionally built ‘U’ shaped range with later infill court, which would require removal as part of the development. The Steading is to be separated from the farmhouse and buildings at Mains of Lesmoir.

The site extends to 0.20 hectare (0.49 acres) or thereby, allowing sufficient space for parking and private garden ground for each dwelling.

The gross external area of the existing steading (excluding the infill court) is 582m².


PLANNING STATUS

Plans for the development have been prepared and an application for full consent submitted to Aberdeenshire Council for consideration in January 2008. The application reference is M/APP/2008/0064. Full planning permission is therefore pending for the conversion of the property. Plans of the proposed conversion can be seen by arrangement with Bell Ingram, however, extracts are overleaf for illustrative purposes. Rights over additional land, as hatched, may be available to satisfy planning conditions if required.


SERVICES

The property is served by a private water supply, and drainage will be to septic tanks, to be installed by the purchaser, subject to the necessary SEPA consent being granted. Rights over neighbouring land are available if required to satisfy planning conditions.
