LOCATION

The woodlands are situated either side of the A836 in Strath Tirry approximately 9 miles north of Lairg. Inverness with its airport, rail and trunk road connections is 68 miles to the south.


DIRECTIONS

From Inverness take the A9 northwards, at the roundabout 2 miles beyond Tain take the first exit onto the A836 to Bonar Bridge and onto Lairg. Alternatively Tain can be bypassed by taking the Struie hill road (B9176) off the A9 before Alness and rejoining the A836, 4 miles before Bonar Bridge. Continue northwards on the A836 out of Lairg and after 51/4 miles the road crosses the Feith Osdail burn (Grid Reference NC 575 140) and woodland Lot 1 is immediately to the east. Lot 2 also to the east of the road is a further 1 ¾ miles northward at Rhian Bridge. Lot 3 lies to the west of the road down to the River Tirry a further ¼ mile further on. (Grid Reference NC 556 177).
 

 


DESCRIPTION

The property totals almost 397 hectares and is situated on gently undulating land with road frontage onto the A836. Altitude ranges from 130 metres to 230 metres above sea level. Soils are peaty gleys, peaty podzols and peat of varying thickness.

All three lots have river frontage or are bisected by water courses adding to the amenity of the property. Lot 1 contains a scheduled ancient monument and other archaeological features. Lot 2 contains a former sheepfold and associated structures which might form the basis of some future development subject to appropriate planning approval, but not been investigated to date.

The woodland areas were planted in 1998 and comprise principally of Sitka spruce, in self-thinning mixtures combined with Lodgepole pine, Scots pine and larch in mixture and small areas planted pure. Mixed broadleaves have been planted adjacent to the roads and watercourses to create attractive native riparian woodlands. The balance of the land comprises of a substantial area of open ground for landscaping and to maintain views from the public road, the archaeological site and to break up the woodland to provide habitat diversity.

WOODLAND GRANT SCHEMES

There are no outstanding grant scheme obligations, except for a 5 hectare section due final instalment next year. There may be opportunities for future grant aided projects within the new Scottish Rural Development Contracts. Refer to the selling agents for further information, however, the sellers can give no warranty as to the availability of such future payments.


SPORTING

Sporting rights are in hand and included in the sale.


MINERALS

Mineral rights are included, insofar as belonging to the sellers except as provided for by statute.


THIRD PARTY SERVITUDES AND BURDENS

The property is sold under the conditions of the Title Deeds subject to all servitude rights, burdens, reservations and wayleaves howsoever constituted.


TAXATION

At present all revenue from timber sales is exempt from income tax. There is no capital gains tax on timber, although there may be a liability on the land. Under the current inheritance tax regime, 100% business property relief should be available on commercial woodlands after two years ownership.
