LOCATION
The property is situated approximately 23 miles west of
Dingwall within Strath Bran. Inverness, with its
comprehensive facilities, trunk road, rail and air links is
only 35 miles to the south east.
DIRECTIONS
From the Tore roundabout on the A9 north of Inverness
take the A835 towards Dingwall. At the roundabout north of
Conon Bridge continue on the A835 signed Ullapool. After
approximately 13 miles, to the north of Garve, take the A832
towards Achnasheen. Achanalt station is approximately 8
miles from this junction and Strathbran woodland is to the
north of the road at this point.
There are several access points off the A832 and the old
road. The central forest entrance is at Grid Reference
NH238613.

DESCRIPTION
The property which totals 457.9 hectares is situated on
the generally sheltered, lower south facing slopes
immediately to the north of the A832 in Strath Bran.
Elevation ranges from 120m to 317m at highest point.
The stocked woodlands extend to 256 hectares and were mostly
planted between 1973 and 1980, with small stands of pre 1920
Scots pine, and mixed conifer from 1956 remaining. A
programme of felling and restocking was commenced in 2001, 6
hectares were re-stocked in 2002 and a further 120 hectares
of felled or open ground, are available for planting /
replanting by the purchaser. A substantial harvesting
programme could also be undertaken within the near future,
subject to adoption of the current Forest Design Plan or
felling licence approval.
The conifer woodland comprises of well established stands,
the majority being Sitka spruce or Sitka, Lodgepole pine
intimate mixtures on the higher ground. Smaller stands of
mixed conifer containing Scots Pine and Larch are dispersed
across the lower ground.
The majority of the remaining area consists of open hill,
unplantable outcrops, broadleaf woodland, or riparian areas
with scattered broadleaves.

request from the selling agents. The summary table is based upon the
woodland area included within the property Title Deeds.
BOUNDARIES
The property is generally enclosed within a deer fence with
maintenance of the stock element shared mutually with neighbouring
proprietors. The western edge is stock fenced against neighbouring
woodland included within the ring deer fence. Sections of roadside
fencing and some other fences are solely the responsibility of the
woodland owner.
Short sections of the fence lie partly outwith and partly inside the
title boundary. This accounts for the minor discrepancy between crop
schedule and legal areas. The ground for sale is as described in the
title deeds and warrandice will be excluded re any area where the
fence lies inside the boundary.
SPORTING
Sporting rights are in hand and included in the sale. The property
offers excellent opportunities for red, sika and roe stalking with
an 8 year (1999 – 2007) average of 35 red and 28 sika deer per
annum. Salmon fishing is however, excluded.
GRANT SCHEME
The purchaser will be obliged to take over the Forest Design Plan
prepared by Forestry Commission Scotland in respect of all areas
within the subjects identified by Forestry Commission Scotland as
fallow or clear-felled land and to carry out, at the purchaser's
expense, all replanting and, once planted maintenance, of the fallow
areas in accordance with the Forest Design Plan.
A copy of the Forest Design Plan is available from the selling
agents for inspection. There are no other outstanding grant scheme
obligations.
Provided that the purchaser takes over and complies with the Forest
Design Plan, Forestry Commission Scotland may reduce the requirement
for full formal consultation in accordance with any felling licence
application and grant any application for felling licence applied
for by the purchaser within 5 years of the date of entry in respect
of the subjects
There may be opportunities for future grant aided projects when the
new Rural Development Contracts are announced. Refer to the Selling
Agents for further information. The sellers can give no warranty as
to availability of future payments.
MINERALS
Mineral rights are included, except as provided for by statute.
These include Achanalt quarry containing unexhausted materials,
which have been subject to a minerals lease in the past.
Forest Roads
There is one length of Class A and one of Class B forest road
providing timber loading sites and access to the public road.
DEVELOPMENT
The location is designated open countryside within the Rural
Development Area of the Local Plan and consequently appropriate
sympathetic development to support the local community may be
considered, subject to satisfying the local planning department
criteria. If this is significant purchasers must make their own
enquiries.
THIRD PARTY SERVITUDES AND BURDENS
The property is sold under the conditions of the Title Deeds,
subject to all Servitude Rights, burdens, reservations and wayleaves
including rights of way and rights of access howsoever constituted.
The purchaser shall be held responsible to satisfy themselves as to
the nature of all should they exist. Further details can be obtained
via the selling agents. Title deeds will be exhibited to the
purchasers’ agents for examination.

ENTRY
Early entry with vacant possession is available following legal
settlement and payment of purchase price.

OFFERS
Formal offers in Scottish legal form should be submitted in writing

CLOSING DATE
The closing date may be fixed and we would advise prospective
purchasers to register their interest with Bell Ingram Ltd, Durn,

DEPOSIT
The purchaser will be required to pay a deposit of 10% of the
purchase price within 10 days of the date of conclusion of missives.
If the payment is not made within the time limit the seller will be
entitled to cancel the sale contract.
The balance of the purchase price will become payable upon the date
of entry, whether or not physical possession is actually taken by
the purchaser. If this payment is not made by the due date interest
at 4% above the prevailing base rate of the Bank of Scotland will be
charged thereon from the date due until paid.
In the event of the balance not being paid within 21 days of the
date of entry then the seller will be entitled to cancel the sale
contract and resell the subjects to any person. In such event the
purchaser will be liable for all reasonable loss, including
expenses, resulting from the purchaser’s breach of contract. The
seller will retain the deposit to offset such loss and expenses and
will account to the purchaser for any balance remaining.
