SITUATION

West Clochie occupies a magnificent private location set within about 9 acres and enjoying glorious views across the Westwater to the Angus hills beyond. Glen Lethnot is recognised as being one of the most attractive glens in Angus and despite the deeply rural location, the property benefits from excellent communication links. Montrose and Dundee provide mainline railway stations while the A90 trunk road, which connects to the national motorway network at Perth is 8 miles distant. There are flights direct to the City of London from Dundee Airport whilst Edinburgh with its international airport can be reached within an hour and a half.

Edzell, Brechin and Forfar all provide good shopping facilities and schooling whilst more comprehensive services are available in the cities of Dundee and Aberdeen which can be reached in about 45 minutes. Angus is a county which provides a contrast between Highland Mountains and Glens, some of Scotland’s best arable farmland and many miles of spectacular coastline, resulting in a wide range of recreational and leisure pursuits. This includes several renowned links golf courses, one of which is the Open Championship venue of Carnoustie.

DIRECTIONS

From Dundee follow the A90 north and take the exit just past Brechin signed to Edzell. Drive through Edzell and just before leaving the village turn left signed to Glen Lethnot and West Clochie is about 4 miles on the left hand side.

DESCRIPTION

West Clochie comprises a partly restored 6 bedroom, 4 bathroom country house enjoying a splendid scenic location and set within about 9 acres. This former Manse was built of Red Sandstone in the early 19th Century (1815) and within a short distance of Glen Lethnot Church. The remains of the church still exist and the grounds are well looked after by the local council.

A traditional range of steading buildings lies adjacent to the house providing garaging, stabling and storage or potential to convert into further accommodation, office/studios etc subject to the necessary consents.

The driveway is lined with mature Beech trees with grazing
paddocks either side leading down to the house which sits in an elevated and private position looking south.

The current owner has almost completed the restoration of this wonderful house and is now in a position to consider a sale at this juncture so that the new owner will have the benefit of choosing how to finish the project and decorate to their own taste.

SERVICES

Mains water with drainage to a septic tank.
