LOCATION
The Woodland is situated in Glen Lossie 5 miles south of Dallas.
Tom-na-Moin is one of several woodland properties in the locality
with a shared forest road access from the unclassified Dallas to
Upper Knockando Road. |

GENERAL INFORMATION
The property offers the opportunity to purchase a productive mid
rotation coniferous woodland in a well afforested area with sporting
and development potential.
Elevation: 242-260 metres
Aspect: Gentle undulating slopes with a steep westerly
escarpment above the river Lossie.
Rainfall: 1000 mm on average per annum.
Soils: Humus – iron podzols with some peaty gleys on the
raised knolls, peat on the lower lying flats.

DESCRIPTION
The woodland comprises some 121.0 hectares of well established mixed
conifers planted between 1978 and 1983. The initial planting
consisted predominately of Lodgepole pine, greater use was made of
mixtures including Sitka spruce, Japanese Larch, and Scots pine in
the latter years. The crop is of generally good form and should be
capable of producing a valuable timber on maturity, and with a
relatively modest interim maintenance requirement.
The woodland contains four lochans and marches with the river Lossie
to the west. These add interest to the property and provide
opportunities for environment enhancement and sporting potential
such as duck flighting and/or fishing. The topography also provides
opportunities for interesting deer stalking.

Access
Access to the woodland is provided by a metalled forestry road
from the public highway which traverses the southern edge of the
woodland. This is shared with neighbouring forestry proprietors
and maintenance costs apportioned according to usage.
A track and hard rides provide additional access through the
woodland and could be upgraded at a future date if required.
Fences
The northern boundary stock fence is maintained mutually with
the neighbouring agricultural proprietor, to stock proof
standard. The remaining boundaries with other woodland
properties are unfenced.
Reservations
A right of access for forestry purposes over the internal road
by neighbouring woodland proprietors.
Sporting
These are in-hand and included with the property.
Minerals
All included in the sale with the exception of coal which is
reserved by statute.
Closing Date
A closing date may be fixed and we would advise prospective
purchasers to register their interest with Bell Ingram, Durn,
Isla Road, Perth PH2 7HF.
Prospective purchaser should note that unless their interest in
the property is registered with Bell Ingram, no guarantee can be
given that notice of a closing date will be advised, and
consequently the property may be sold without notice.

Prospective purchasers should be aware of the Wildlife and
Countryside Act 1981 as to the influence and effects it has on
rural properties.
Taxation
Please note that all offers should be expressed as exclusive of
VAT. If purchasers are not VAT registered the Sellers will seek
to reclaim any liability that may be incurred. Commercial
woodlands are now outwith the scope of income tax and income
from the sale of timber and grants are tax-free. Growing timber
is exempt from the Capital Gains Tax and under certain
circumstances forestry land can be treated as a Business Asset
for the purposes of roll-over relief. Commercial woodlands can
also qualify for 100% Business Assets Relief for Inheritance Tax
purposes after two years' ownership.
Grant Schemes
Grants for planting, including re-stocking, management
operations and woodland improvement works are available from the
Forestry Authority subject to approval of a Woodland Grant
Scheme application. It should be noted that felling trees
outwith an approved WGS requires a licence. Further details of
the above can be provided by the Selling Agents.
Conditions
The property is sold under the Conditions in the Title Deeds and
the whole servitudes, burdens, wayleave, leases and rights
affecting the same, however constituted. It will be sold as
possessed by the Seller and no other warranty is given. The
Conveyance shall contain such reservations, burdens and
conditions as the Seller's Law Agents shall consider necessary
for the Seller's protection in connection with the stipulations.
Viewing
The property may be viewed at any time in normal daylight hours.
Prospective purchasers should carry a set of sale particulars
and show due care to neighbours' property and ensure that gates
are kept shut at all times. It should be noted that the gate is
locked, and if access is required to the forest road prior
arrangement should be made with the selling agents to obtain a
key.
