Lilla’s Cabin is a small studio set in an elevated position enjoying far-reaching views to the Assynt mountains. The cabin has an open plan sitting room and kitchen which is also utilised as the bedroom. There is a shower room with WC, wash hand basin and shower.
The cabin sits in a fenced area of ground extending to 0.22acres which is accessed via a grass track to a field gate.
There is development potential on the site to remove the cabin and build a new property (subject to necessary consents).
A pedestrian right of access is exercised to Crofts 92 and 95 and 102 and 107 Achmelvich through Lilla’s Cabin over the route shown coloured blue on the plan as shown on page 6 of these sales particulars by two neighbouring crofters. If any new owner is to proceed to fully enclose the boundaries of Lilla’s Cabin, an access gate must be installed to exit Lilla’s Cabin in a location to be agreed with the neighbouring crofters. The access gate to Lilla’s Cabin presently in situ must be kept unlocked to allow the necessary pedestrian access unless the purchaser wishes to lock the gate in which case keys will require to be provided to the neighbouring crofters to ensure that their pedestrian right of access remains unhindered
From Inverness travel north on the A9 to the Tore roundabout taking the second exit onto the B835 to Ullapool taking a right onto Mill Street and continue on the A835 towards Lochinver. At Ledmore Junction turn left onto the A837 and follow the road to Lochinver. Just before Lochinver there is a sign for the B869 Coastal route – take this road and continue until you reach a stone bridge where there is a signpost for Achmelvich. Turn left here and follow the road for approximately until you pass a small quarry and see a right hand turn with a green post-box number 111 and 115. Turn right up the hill and the cabin is on the right-hand side. It is possible to reverse into the drive or turn at the top of the hill but the turning is tight and will take you off the road onto rough ground.
