      Overview

      • Three double bedrooms
      • Good sized garden grounds

4 Balvaird is a delightful three-bedroom bungalow which has been upgraded and modernised to offer bright and spacious living accommodation. It has been decorated in neutral colours with white finishings. The property is fully double glazed with oil -fired central heating.

4 Balvaird is usually accessed by the rear entrance to the newly fitted kitchen which has floor and wall units in cream with an oak effect work surface. There is a Lamona electric oven with glass splashback and four ring ceramic hob with extractor over. There is a dining area with plenty of room for a dining table. Dual aspect windows to the rear and side enjoy views over surrounding croftland and garden.

A door from the kitchen leads to the sitting room, which has a large picture window to the front enjoying open views to Ben Wyvis and Strathconon. There is a feature fireplace with an electric fire on a tiled hearth with tiled surround.
A door leads to the hallway, which has a built-in double cupboard with sliding doors and a further single cloaks cupboard. A door to the left leads back to the kitchen.

The bathroom has a modern three-piece suite in white comprising WC, wash hand basin and bath with wet wall panelling around. There is also a corner shower unit with an electric shower and wet wall panelling.

Bedroom one is a large double room with a window to the side enjoying far-reaching open views. There is a built-in triple wardrobe with mirrored doors.

Bedroom two sits to the front of the property and is another double room which has views to Ben Wyvis. There is a built-in double and single wardrobe.

Bedroom three, again, sits the front of the property and has a built-in single wardrobe and a window enjoying the lovely open rural views.

      External
The property sits in good sized garden grounds which are mainly laid to grass to the side and rear. The front garden has planted borders with mature ornamental bushes.

There is plenty of parking to the side and front of the property.

There is a shed which houses a fridge and freezer and also a further shed to the side of the property.

      Croft
The property is an owner/occupied croft which extends to approximately 1.21ha (3 acres) in total.
The land is currently under permanent grass and is fenced for livestock and offers good grazing for sheep or cattle. It would also be ideal for pony paddocks. It is registered with SGRPID and eligible to receive agricultural support and crofting grants.
The buyer of the croftland will be required to live within 32 kilometres of the croft and carry out agricultural activities on the land to satisfy current crofting legislation.

There is possible development potential (subject to necessary consents from the Highland Council Planning Department and the Crofting Commission).
