7b Drimisdale is a well-presented architect-designed property which is set in an idyllic location overlooking Loch Stilligarry which hosts a variety of wildlife. The property has a steel and timber frame with Siberian larch cladding. It has been thoughtfully designed to make the most of the natural light and exceptional views. It has good quality fixtures and fittings throughout, including Nordan double glazing, underfloor heating downstairs and radiators upstairs.

The house is situated in a garden area of 0.197ha (0.5 acres) which has been de-crofted and is free from crofting legislation.

7b Drimisdale is accessed via a track through the croft to a large parking area. The garden gate opens to a paved patio area which leads to the main entry door through to a large porch. This has a limestone tiled floor which carries through to the hallway and bathroom. A semi-glazed door opens to the hallway which gives access to the kitchen, dining and living area, bedroom one, main bathroom and stairs.

The open plan kitchen/dining/sitting room is U-shaped with an engineered oak floor. The light kitchen has a good range of country style units in cream with a wooden work surface and breakfast bar. There is a built-in fridge freezer, Bosch oven and grill, four ring induction hob with extractor over, and dishwasher. There is built-in L-shaped wooden seating in the dining area with plenty of room for a large dining table and views over the loch.

The double-height living area has a multi-fuel stove on a slate hearth with wooden surround. Triple aspect windows have magnificent views over the croft, loch, and the sea beyond. There are double doors from the sitting room to the decking area and garden.

Returning to the hall, bedroom one has a window overlooking the loch and built-in double wardrobes with mirrored doors.

The stylish bathroom has a white three-piece suite comprising WC, wash handbasin, bath with overhead shower, and marble tiling around.

Stairs rise to the upper floor landing which has built-in storage cupboards. Another cupboard houses the water tank. The upstairs is mostly larch flooring. The landing gives access to a further three bedrooms.

Bedroom two has a built-in wardrobe with Velux window. Bedroom three sits to the end of the landing and has double built-in wardrobes with glazed doors, Velux window, and a peep-hole window above the living area.

The upstairs bathroom has a two-piece suite in white comprising WC, wash hand basin, and built-in shower cubicle with marble tiles, a limestone tile floor, and Velux window.

The mezzanine room/bedroom four has a Velux window and built-in storage cupboards. It is a gallery room which overlooks what is currently the artist’s studio but is versatile to be re-purposed in a number of ways.

From the front of the property, a separate external door leads from the entry to the studio annexe. The entrance hallway leads to the office and the artist’s studio which both have views across the loch. It could easily be converted into further accommodation or home working. The studio is double height with a sink, built-in kitchen base units and storage cupboards, and engineered oak flooring. Double doors open to the patio with views to the hills.

There is a paved patio area to the front of the house and a paved path around the house. The garden is laid to lawn. There is a large decking area to enjoy the inspiring views from and a drying green to the north. The garden area has stockproof fencing.
