Location and Access
Quarry House Farm is a modern farm comprising 10 fields, located approximately 1 mile from the A6055 and Leeming Bar 2.75 miles, Bedale 3.5 miles, Northallerton 4.75miles and Thirsk 7.25miles
Soil Type
The land boast slightly acidic loam and clay soils with moderate to high fertility. The lower fields are seasonably slowly permeable.
Elevation, Topography and Rainfall
The land lies between 25m and 40m above sea level. The average annual rain fall is in the region of 650mm per annum.
Drainage/Flood Risk
The land is situated in mainly Flood Zone 1 with only the two southern fields impinging into Flood zone 2. Most of the land has a modern drainage system – land drainage maps are available.
Drainage rates are eligible on 2.5ha and payable to the Swale and Ure IDB and were rated at £29.21 for 2024.
Boundaries
The boundaries are a mixture of post and rail fencing and hedging.
Cropping
Traditionally the land has been a mixture of white strawed crops and short term grass leys, historically a proportion of the farm has grown potatoes.

The farm features a borehole water supply which was installed in 2020 and has been tested annually – water meter standing charges are paid to Yorkshire Water to maintain an alternative supply if necessary. Single phase electric. Septic tank. Oil central heating – boiler has been serviced annually.

Disputes
Should any discrepancy arise as to the boundaries or any points arise on the Remarks, Stipulations or Plan or the interpretation of any of them, the question shall be referred to the arbitration of the selling agents whose decision acting as experts, shall be nal.
