      The Aviemore Depot is an enclosed site housing two buildings. The temporary timber-built structure is in poor condition. The second block-built shed could be upgraded to provide an office or workshop. There may be further development potential (subject to necessary consents) but this has not been explored by the current owners.

      The Depot is a small end of row site, measuring 625 m2 (0.155 acre). It is an irregular shaped area approximately 22.5m at its widest and narrowing to 1.5m at the southern end. An area adjacent to the public road has been levelled to allow for two buildings.

      The block-built shed (5.9m x 5.3m) has a profile roofing sheets and timber doors. It is divided into two separate storage spaces.

      The temporary timber structure (9.7m x 5.6m) originally provided a staff office, kitchen, shower and WC. This structure is in poor condition.

      The site is enclosed with a timber fence which is two metres in height. It is mostly in good condition but will require some maintenance.

      Agents Note
      There is a live electrical supply and water connection to the temporary structure. The water has been turned off at the internal stopcock, but not at the mains connection at the street. Should the successful purchaser decide to remove the cabin, they will require to disconnect the electricity supply and the water. Scottish Water, the current owners, have removed all internal fixtures and fittings but the structure itself will remain on site.

      Servitude rights, burdens and wayleaves
      The property is sold subject to and with the benefit of all servitude rights, burdens, reservations and wayleaves, including rights of access and rights of way, whether public or private, light, support, drainage, water and wayleaves for masts, pylons, stays, cable, drains and water, gas and other pipes, whether contained in the Title Deeds or informally constituted and whether referred to in the General Remarks and Stipulations or not. The Purchaser(s) will be held to have satisfied himself as to the nature of all such servitude rights and others.

      Possession
      Vacant possession and entry will be given on completion.

      Purchase Price
      Within 7 days of the conclusion of the missives, a non-returnable deposit of 10% of the purchase price shall be paid. The balance of the purchase price will fall due for payment at the date of entry (whether entry is taken or not) with interest accruing thereon at a rate of 5% above Bank of Scotland base rate.
