It has a traditional external appearance with painted wet dash rendered walls which include natural stone from the original steading building, timber lining, hardwood windows and a pitched slate roof with PV solar panels.
The surrounding garden extends to about 0.25 of an acre and the views on each side are elevated and panoramic. The south facing rear garden opens out to the Bishop and Lomond hills in the far distance.
Internally, the cottage has been built to a high standard, with a mix of solid wood, oak veneer, and tiled flooring, oak and glazed panel internal doors, white facings and brushed stainless steel sockets.
A glazed door opens to a vestibule, with coat hanging hooks, and to a glazed door to the inner hall. The L shaped hallway has a coat cupboard where the electric meter is located, loft hatch.
The sitting room has a large window to the front and is open plan with a dining area which in turn has sliding patio doors opening to the south facing garden and timber deck. There is a glazed door returning to the kitchen.
The large kitchen has a tiled floor and also has space for a breakfasting table and chairs. The fitted base and wall mounted units have contrasting worktops, an inset 1½ bowl stainless steel sink and mixer tap with a window above the sink overlooking the garden and the views beyond. The integrated appliances include a Smeg oven, over hood and a gas hob, a dishwasher, space for an American style fridge freezer.

Leave the M90 at junction 9 and travel south east on the A912 towards Glenfarg. After about 3.7 miles, turn left at the Beinn Inn to continue on the A912. Travel for a further 1.65 miles and turn right signposted for Newton of Balcanquhal. Follow the road for a further 1.4 miles and turn left at the bend in the road onto Yellowhill Road and signposted Carmore Farm. It is a further 0.8 miles of well-maintained tarmac road to the hamlet and Yellowhill Cottage is the second property on the left.
