The site is accessed via a tarmac entrance road and comprises a redundant water treatment works located in a woodland setting with a number of buildings/structures, both above and below ground. The site measures 30.5m x 30.5m (0.23 acres) and is enclosed on all sides by a 1.2m high ring-net and concrete post fence.
There is a stone-effect block-built building measuring approximately 10.5m x 6.7m x 3m high to the flat concrete roof. There are two wooden personnel doors and wooden framed windows. The building comprises of office space, a toilet and an outdoor shower unit andcontains some metering equipment.
There are also two metering buildings, measuring 4.25m x 4.9m and 4.25m x 3m, both 3 metres high, constructed of brown plastic-coated metal sheeting.
The purchaser will be responsible for the removal of all equipment including an underground fibre-glass waste-tank and various underground concrete tanks with steel covers.
Planning in Principle has been granted on the 12th of February 2024 under reference 23/04784/PIP
for a single storey or one and a half storey dwelling house.
Water Pipes
The Seller will retain a Servitude Right over the area shown purple on the plan (Pipe Protection Zone) to maintain the existing live pipework which lies within the property area. The indicative position of pipes is shown on the plan. Terms will include the sellers right to dig below the surface of the ground, if required, to maintain and operate the live pipes and also restrictions on building or planting over the servitude area and the prohibition of lowering the ground level of the servitude area. Any proposed building works within the servitude area will require prior approval in writing from the seller.

Scottish Water confirm they and their statutory predecessors have freely exercised access without objection or interruption for a period in excess of 20 years, to use the property as a public water supply, but as a public body are unable to provide any undertaking to potential purchasers in respect of any rights of access across this thin strip of land. Purchasers must satisfy themselves in respect of access to the property.
