Situated on the fringe of the popular coastal community of Craobh Haven, Hollytree Cottage offers buyers an opportunity to acquire a beautifully presented four-bedroom detached family home, a much-loved property which enjoys stunning coastal views.

The property is approached directly from the roadside via a charming bridge that leads to the upper-floor entrance. Stepping inside, a welcoming hallway flows through to a spacious family lounge and dining room positioned at the rear of the home.

This bright, open-plan space has been thoughtfully designed to maximise the superb coastal views, with a ten-seater dining area offering the perfect setting for gatherings with family and friends. The adjoining lounge features a double window overlooking the front garden and coastline, while an open-grate fireplace with stone surround complements the property’s electric heating, adding both character and comfort.

To the left side of the property, an impressive oak framed conservatory provides a panoramic vantage point over the surrounding landscape. Fully glazed on all sides and benefiting from doors opening onto a glazed front balcony, this stunning addition creates a wonderful space for relaxation in all seasons.

The kitchen, situated to the front of the house, offers a range of mushroom coloured wall and base units paired with solid wooden worktops. An electric oven and hob are integrated into the design, while a double Belfast sink sits neatly beneath a window.

Also on the upper floor is a well-proportioned bedroom, currently arranged as bunk accommodation but easily capable of housing a double bed if preferred. A conveniently located WC with wash basin is accessed from the main landing.

A twisted wooden staircase leads down to the lower ground level, where a central tiled hallway provides access to the remaining accommodation. To the left sits the principal bedroom, featuring French doors that open directly onto the front patio, along with an ensuite bathroom. A second bedroom is positioned centrally and laid out with twin beds, while a third bedroom to the right also enjoys direct patio access and benefits from built in wardrobe storage. The family bathroom is also accessed from this hallway, featuring a tiled surround with an oval bath, a white WC and basin, and a quadrant shower cubicle.

A clever use of the space beneath the staircase provides a compact utility area housing a washing machine and tumble dryer.

Outside, a tiled walkway spans the full width of the lower level, sheltered by a wooden frame with a fully glazed roof. This walkway gives access to a wooden storage room and an open-fronted lower ground-level garage. To the opposite side of the property, a lean-to shed offers additional storage for garden tools and machinery.

The house sits within mature gardens and is approached from the road via a sweeping driveway that gently follows the contours of the hillside, leading down to the lower level and garage area. A mature hedge neatly separates the patio from the lower front garden, offering some shelter and enhancing privacy.
