With stunning views towards Ben Cruachan, the plot appeals both to those searching for a permanent rural residence and those envisioning a scenic retreat.

Full planning permission in perpetuity has already been granted for the development, removing the uncertainty often associated with new building projects. All relevant planning details are publicly accessible through the Argyll and Bute Council planning portal under reference 21/01433/PP, allowing interested parties to review the approved proposals in depth. This existing consent provides a strong foundation on which to design and create a bespoke home tailored to individual tastes and requirements.

Extending to approximately 0.38 acres (0.154 hectares), the site offers generous space for a thoughtfully designed dwelling, landscaped garden areas, and additional external features such as parking or storage, subject to required consents. Practical infrastructure is already in place,. Plot 2 benefits from access to an installed septic tank, private water supply, and underground electricity connection—significantly reducing the preparatory work needed before development can begin. Further utilities and services are located nearby and can be accessed if required, providing flexibility for future owners.

Access to the plot is via a shared private road from the main public highway, offering a sense of seclusion while retaining convenient connectivity. The plot forms part of the picturesque settlement of Ardbrecknish, a small and characterful rural community positioned within easy reach of nearby villages and towns. Local amenities can be found in Dalmally and Inveraray, while the larger town of Oban—often regarded as the central hub for this part of the west coast—provides a broader range of services, shops, high schools, and transport links to the Scottish islands.

Loch Awe itself is one of Scotland’s most iconic and storied bodies of water. Stretching around 26 miles in length, it is recognised as the longest freshwater loch in the United Kingdom and boasts over 60 miles of picturesque shoreline. The surrounding landscape features some of the most dramatic and memorable scenery in the Highlands, offering endless opportunities for outdoor recreation including fishing, boating, walking, and wildlife watching. The world famous village of Glencoe, known for its breathtaking mountains and rich history, lies just over an hour’s drive to the North, providing yet another highlight within easy reach.

Overall, Plot 2 represents an outstanding prospect for buyers seeking the perfect blend of natural beauty, development potential, and rural tranquillity. With its secure planning permission, existing infrastructure, and enviable location near one of Scotland’s most celebrated lochs, this site offers a wonderful opportunity to create a bespoke home in a truly exceptional setting.
