      Torr A’ Chlachainn House
Situated on the outskirts of the charming coastal village of Dervaig on the picturesque Isle of Mull, Torr A’Chlachainn offers buyers an opportunity to acquire a detached family home set in approximately six acres of land, along with a well-established Heritage Centre, Tea Room and Gift Shop.

Mainly of stone construction and sitting under a traditional slate roof, the property is accessed from the original courtyard, with additional access to the rear of the house. A large utility room offers a place for boots and outdoor clothing and offers plenty of space for appliances. Adjacent to the utility room sits a craft room, complete with open views to the rear and side gardens. This room offers potential as additional bedroom accommodation.

A cosy family kitchen lies in the heart of the house, warmed through by a large oil-fired stove. Adjacent to the kitchen, a snug offers a place to sit and relax and has been used as a home office. The kitchen leads through to a spacious central hallway, off which a large dining room is located. Windows offer open views across the gardens and give the room a bright and airy feel.

Set in a newer addition to the main property, a large family sitting room sits in an adjoining annexe and is also accessed from the hallway, benefitting from open views across the front garden thanks to full size windows across the front elevation. A feature wood burning stove offers warmth and comfort in equal measure. Leading from the sitting room, a corridor provides access to a ground floor bedroom and separate family bathroom, complete with full sized bath.

The upper floor of the property is accessed via a staircase from the central hallway and offers accommodation by way of three large bedrooms and a family bathroom. The master bedroom benefits from en-suite facilities and has recently been the subject of professional decoration.

The Old Byre and Heritage Centre
Adjacent to the main house, a large stone byre has been tastefully converted to accommodate a heritage centre with museum. This well-established attraction on the upper floor is access by an external stone staircase and offers visitors and guests a place to study the unique history of Mull and the surrounding areas.

The Heritage Centre comprises of many attractions, such as display exhibits, artefacts, projector presentation and charts, all comprising to offer a unique and informed experience. The lower floor has been modified and adapted as a working tea room, with tabled seating for around 20 guests. An area has been set aside for the selling of local crafts and produce. Adjacent to the main tea room sits a well-established gift shop. The gift shop also offers convenience through the installation of a public WC.

The Old Byre offers a lifestyle opportunity for those looking to relocate to a rural setting. The interesting combination of a well-established island brand, along with the flexible amalgamation of properties makes for an exciting opportunity. The Old Byre, including Tea Room and Gift Shop is being offered as part of the main property as a single sale, however the artefacts relating to the Heritage Centre as well as the fixtures, fittings and stock relating to the tea room and gift shop are available by separate negotiation. It is hoped that the new owner is keen to preserve and improve the experience for future generations.

      The Bothy
Adjacent to the main house, a small detached, stone-built bothy sits in the garden and provides accommodation over two levels. The property is accessed from the garden through a glazed porch, leading into a small central hallway. A bathroom sits to the left, complete with a half-sized bath with shower over. A galley kitchen is fitted with storage cupboards and worktops, with an electric cooker.

Adjacent to the kitchen, a cosy living room offers a place to sit and relax, with a small ladder type staircase leading to the compact upper floor, where an attic room contains two single beds.
The Bothy provides perfect overflow accommodation for the main house, and subject to the necessary planning approvals, could equally be let as holiday cottage.

      External
The property is accessed from a shared track by a long private driveway, leading to a courtyard parking area. A separate detached car park is set aside for tourists who visit the Heritage Centre. The ground extends to approximately 6 acres (2.42 Hectares), with some areas covered by mature gardens. An area of woodland sits to the right of the track, offering a place to walk and explore. A field to the left of the entrance track has been laid to grass and is currently rented on a casual basis as an area for dog training classes.

To the front of the main house, a magnificent area of lawn slopes gently down to a small loch and offers a place of peace and tranquillity. The flat area of lawn creates the perfect place for children to play. Adjacent to The Old Byre, an area of covered parking has been converted to provide a children’s play area, cleverly themed along the lines of the Ballamory children’s reading books. This remains a popular addition to the attraction. A storeroom and workshop sit adjacent to the covered parking.

The Old Byre and Heritage Centre would make a delightful family home, and with very little effort could be expanded further as a local attraction, offering a lifestyle opportunity with significant income potential.
